Home inspections are part and parcel of a home sale process. This is primarily done to establish the history of the house and give the buyers an idea about the status the house is in. This is carried out in connection with the sale of the house. This is often conducted by an authorized home inspector and the checks are done to ensure safety and structural correctness of the house in question.

Many people mistake an inspector for an appraiser. A Real Estate appraiser is one who values a property and puts an approximate price for the property. He has no authority to state the physical correctness of the property. An inspector is one who carries a thorough investigation of the property with regards to the systems and structure in place, before the house is officially put for sale. He shall issue a report which becomes an inevitable part of the sale negotiations and has to be tabled in front of every buyer.

An inspector carries a thorough investigation into the different physical and other aspects of the house. He checks for structural strength with regards to the strength of construction as well as other plumbing and electrical systems in place. These professionals are trained in all methods of inspection and carry a checklist which they have to adhere to. The different systems that are inspected include electrical systems which comprise of all electrical lines, plumbing lines, heaters, and washing machines, dish washers, air-conditioning systems and whatever has been put up as part of sale.

A home inspector is not part of government, hence he has no authority to pass or fail the inspection. He shall only state the condition in a as is where is basis, and it is upto the impending buyer to read the report and arrive at a conclusion to determine the condition of the house.

Most pre-sales contract carries a clause that an agreement is not valid unless the home inspector report is submitted and found to be in good order. A good home inspector checklist shall contain the following points that need to be inspected.

Foundation and related treatments done to the foundation.
Roofing that takes care of asbestos and pillars that support these.
Presence of structure destroyers like termite, rodents, mildew seepage issues.
Exteriors including painting, doors and windows.
Garage and related issues.
Flooring and cracks if any.
Electrical systems and short circuits.
Plumbing systems and leakages.
Electrical appliances.

Bad reports can break a deal and hence it is advisable that you speak to professionals and take care of major issues, if any and talk to the seller about the minor problems, and sort out the differences.
